This 84 deeded acre ranch is unique and one of the only 2 outfitters permitted in the Shenandoah Valley, George Washington National forest of VA. The ranch offers full kitchen and bathroom cabins(for guest ranch packages bundling horse back rides with cabin stays), over looking 2 fishing ponds, hiking right into the national forest, and only 8 miles off of highway 81 and 20 mins to Luray caverns, tubing rafting, kayaking, ziplining and waterfalls, flyfishing in the Shenandoah river, ATV-ing and biking, and 2 water parks.

The campground with RV and tent sites offers families and many scout groups a place to come and explore. The cabins sleep up to 18 plus the campground, and a large pavilion for gathering, a central fire ring, and individual picnic tables and fire rings at each cabin and camp spot make for a fun outdoorsy adventure and family reunion opportunity. The large red barn with the pasture can be a great wedding venue. The ranch has a special use permit that will allow for a 10-bedroom lodge and 18 more camp spots.

There is a lovely 5-acre place on the property that, if clear-cutting takes place and trees are harvested, can be a great viewing location for the trail rides and wedding venues. Having trails to the National forest, one could make it a horse campground and offer trail rides and draw a very different crowd of guests. We currently run 1 hour and 1.5 hour trail rides. 

Being in the mountains offers a cooler atmosphere, where lots of guests come from Washington DC and northern VA, only 1.5 hours away. In the winter time, we are only 50 minutes from the snow tubing and skiing. We stay open year-round, but for another owner, closing over January to March would be a nice benefit. There is an owner's or manager's home, and a wrangler's camper, plus a spot for a workamper couple to pull on their own camper to help.
